What are my legal obligations as a landlord in Scotland?

In Scotland, landlords must ensure all electrical installations and appliances in rental properties are safe. This includes having an Electrical Installation Condition Report (EICR) conducted every 5 years or with each change of tenancy, whichever is sooner. You must also ensure that any electrical appliances provided are safe, with PAT testing recommended annually.

What happens if I don't comply with electrical safety regulations?

These include invalidation of your landlord insurance, potential fines, difficulty in securing or renewing your landlord registration, and in serious cases, criminal prosecution if a tenant is injured due to unsafe electrical installations.

How much notice do you need to arrange an EICR?
